When you move into an apartment or another rental, you will quickly find out that either a landlord or a property manager is the professional you will contact and work with during the extent of your stay there. While the landlord is the person who owns the property and is paying the taxes and perhaps a mortgage on the property, the property manager is a little bit different.

 

A property manager is a professional who specializes in ensuring that all the rentals they manager are operating according to the guidance given by the owner. They will also make sure that the property meets all state and local codes so there are no problems there. The owner of the property may have goals that are financial or ones that are all about making the living space as attractive as possible. It is common for both to be the goal.

 

The guidance that these property managers provide can take on different forms. Some of the corporate property owners who have a lot of units and properties around the country could have a mission and vision statement for their properties. Then there are the individual owners who have a handful of properties and may just have a verbal guidance for the goals they want met on the property. It doesn’t matter which one is used at the time. The property manager will be able to step in and make sure the work is done.

 

Many times, a landlord that just has one or two smaller properties will do the work on their own and not rely on a property manager to help them. Property managers do cost a bit to do the work, and a few small properties may not make enough for a property manager to be there. But as the landlord grows their rental portfolio, they may bring on a property manager to do some of the work later one. Owners of multiple rental properties are more likely to need a professional there to help manage the properties instead.
